Barb, Very helpful post! -- especially the part about the Supreme Court decision -- do you have any more info about the zoning law decision - re group homes? This case could be of high interest to communities and coop folks nationwide. I'd be interested to know how it applies to rural zoning. For instance, here in Colorado, water is so scarce (most years!) the county land use laws specify that there can only be one house (assume single family) per 35 acres. The water scarcity is real out West, but some local multi-family community groups have vowed they would collectively use less water than a single family and still been prohibited from building. (last I heard) No flames about stewardship please! But if people used composting toilets, recycled grey water into gardens and had no bluegrass lawns, an extended family could/would use less water than a typical family that doesn't conserve and has lots of lawns, lush gardens, swimming pools, etc. Mike M Boulder
