Dear Dan, As you know I too want to see CoHousing as a mainstream option for the American people. I want to make it faster, easier and eventually priced to compete in the market. I must take issue with you about not including the consensus model for decision making in the base model. The premise of voting is adversarial (sp?) and directly conflicts with the premise of creating a cooperative neighborhood. I am not advocating the Quaker based unanimous form of consensus but a modified version which allows for progress while still allowing for careful inclusion in the concerns of all members. I feel this is essential. I may be nuts ... but I like my vanilla with a few chopped nuts. Zev
