I would encourage you to charge more for late selling unsold units. This gives those who invested early and took risk a small return (my home is cheaper because I took risks and invested my time and energy in the creation of this place). I have not seen this to be divisive to the late comers, indeed, what I have heard is that latecomers learn about all the amazing hours and time and efforts, toil and tears from the oldtimers and are gratefull and happy to be able to buy in without all that. So how much is all that worth? I guess it depends on the market and all but 5% would not be unreasonable. (and of course, later , if you can't sell them, you can offer discounts without really losing any money). I am part of the same group as Marty who is on this list often,TAW. We are deciding how to deal with members who will buy in during the construction phase. Have any of you successfuly added a surcharge to these units? To be used for some community purpose that isn't feasible otherwise.
