Cohousing-L Mailing List: $$'s from late joining members

Dear coho people,
  I have been very grateful for the generosity of all of you who respond to
queries on this list.
   I am part of the same group as Marty who is on this list often,TAW.
   We are deciding how to deal with members who will buy in during the
construction phase.
   Have any of you successfuly added a surcharge to these units? To be used
for some community purpose that isn't feasible otherwise. 
  I know that some groups have discounted in some way for the early investors,
we didn't set up for that.
