I, too, currently live in a condominium complex with a pool.  Ours, however,
is NOT used very much.  Why?  Some factors:

* the condo association is persnickety about rules
* uncomfortable poolside furniture that is bolted down
* not many families with young children -- mostly seniors and working adults
