We have 32 households in our new community. The first family moved in Sunday 
night! Of those 32, we have 9 4-bedroom
units, 5 3-bedroom units, 14 2-bedroom units, and 4 1-bedroom units. Our 
community currently has 14 families with
children who live at home, and two more families who plan to have children. Of 
interest, the group started with no
members who had young children, and at some point (midway?) they did outreach 
and most people subsequent to that time
did have children. We will be 48 adults and 21 children when we all move in. Of 
the 3 and 4 bedroom units 4 of the 14
have children, so I don't think you can say child-free families will not buy 
the bigger units. Hope this is helpful.
