The reason you do not find the Grail community in cohousing lists is
because it is not really cohousing. The following is my ***vague
recollection*** of a talk I heard several years ago from one of the
people who spearheaded it (I was living in the area at the time).

Grail Housing is low income housing. I believe it was built for Hispanic
women. The woman who gave the talk had read the Cohousing book and felt
it would be great to use this model for low income housing. Grail
incorporated a lot of cohousing principles in its design and the
intended residents did have a lot of input into its design, but it was
not the resident's project or their idea. I believe I heard that most of
the people who helped with the design could not afford to live there
once it was built. They decided to have the community center instead of
the common house because they were tired of having too much community in
their lives and wanted privacy! After the community was built, they were
really glad for the design that helped them look after each other's kids
outside.
