resale advice needed

We have a house for sale in Arcadia Cohousing- in Carrboro, NC.  It has been
advertised in a variety of ways (cohousing journal and website, local
newspapers, fliers around town, signs) on and off since the beginning of
October. We have had a lot of lookers, but few serious about buying.  Lately
I have been getting calls from realtors who want to list it for us, and also
from some .coms that can list it on the MLS, realtor.com, etc. for a set fee
(much lower than the 6% a realtor would charge).  The houses that have sold
in Arcadia prior to ours have sold to people who knew someone here and thus
about the community, but there doesn't seem to be anyone like that out there
this time.
What experience have people had with resales?  Do realtors understand
cohousing well enough to be helpful and worth the cost?  Do the online MLS
listings work?

BTW: Its a 2000+ sq' passive solar house; 3 floors; 3 br, 1 1/2 baths, large
studio/office or 4th br on 3rd fl; radiant floor heat, central ac;
woodstove, large screened porch on north, trex deck on south.  The community
has 33 houses on16 acres of woods, pond, orchard, beautiful gardens,
playground, playfield, and common house w/ guestrooms, playroom, laundry and
meals 3x/week. Carrboro is a very walkable, bikeable, progressive town,
adjacent to Chapel Hill and UNC. Asking $290,000's
