Pioneer Valley Cohousing

Our condo fees are approximately :
$100 / month for 1 bedroom
$145 / month for 3 bedrrom
$180 / month for 4 bedroom

They are based partly (40%) unit by unit (equally) and partly (60%) on 
square footage.  Actual spending (both operational and replaclemnt 
reserves) are more related to "just being here" (equal regardless of 
unit size) than square footage, but this seemed "more fair" to most 
folks in our community.

They cover the following (and more):
entire operating and replacement reserves budget for the following:
common house utilities
operating expenses for commitees (landscpae, garden, membership, 
buildings and groups, etc. etc.)
trash removal
recycling removal
snow removal, sanding
cleanning common house rugs,
etc. etc

replacement reserves such as
painting of houses
re-roofing
re-siding
re-paving
replacing community tracter and truck
