I guess my first question would be how much of this was openly discussed
versus grumbled with certain unspoken expectations.

What I hope I would do in you position is to write a diplomatic letter to
the tenent which asks for help with things. If it's not too late, ask if the
renter could come back and help with the clean up, screen repair and odor
control. You could explain that if the person would prefer, you could use
the money from the deposit to hire someone to take care of those things.

As far as the future is concerned, use this experience to help to create a
document of understanding that would be shared with the renter about how
they will maintain the property.

There has been some discussion on this board about renting being a way for
those who may not be able to afford cohousing to be included.  I am new to
being a landlord, and I have recently had a rather mildly bad experience.  I
can see how it could be much worse.
