This may be a bit late, but I'll chip in anyway.

My guess is that the range of the fees depends a lot on how much
common  space you have, what sort of common facilities that may have
associated costs, and how much you put into reserves.

In our case,  Monterey Cohousing, Minneapolis MN, our 'Big Building',
sometimes called 'The Mansion', houses 8 coop apartments and a LOT of
common space, in a 1924 building.  We are (that part) rehab/retrofit,
and have, therefore, considerable reserve funds, which we keep
needing.  Last surprise was the fire dept telling us we needed to
update our sprinkler system. 

So, our fees, 75% based on size, go into the mid $200/mo for the
larger homes.  We got a deal on the property, and has consequences.
