Almost all the landlords here at Sharingwood use leases, with a one year lease being the common minimum. Moving is usually a drag for most people and so month to month turn over is unlikely to be very attractive. I do know of a cohousing unit that was designed by its owners to be a setup for short term visitors, for example 2-6 weeks. I am not sure if this ever worked out and actually was occupied as such. We have a huge amount of renters, 21 out of 55 adults, 12 of 37 kids. We also have two unoccupied rental houses at the moment, and so our renter population will increase when these are rented.
