What about natural building material, extremely small foot print Intentional
Communities?

The prices I am hearing are still well into the $100k to $300k per unit.

I am looking seriously at an all cob community, as well as using logs from
the ranch. This would substantially reduce the entry cost.

In addition to this, I continue to believe that there is a way to have
private space that is not owned or leveraged for profit.

Check out Dancing Rabbit Ecovillage. Strong eco-covenants, well under $100k per unit, and i don't remember exactly what they've worked out re profit and investment but it's probably good, they are dedicated, thoughtful folks who've put a lot of work into their policies. Non-cohousing intentional community in Missouri. Missouri, where there are no building codes, which is a lot of why they chose such a remote location, so that they could actually do the eco-building stuff. www.dancingrabbit.org
