I think this is SUCH a great idea!! BRAVO!!

 In our neighborhood several homes were built with a variation on that theme.
They have ~ 450 square foot rough plumbed space over a 2 car garage with a 
seperate entrance. The  city allowed them to finish this space later, either as 
part of the main house or as a seperate rental. In addition, it is zoned so 
that they can legally have a business in the space, a real rarity here. Again, 
this reduced the original mortgage cost while allowing for easier changes 
later.
