We have a shop which is approx 20'x40', mostly woodworking stuff + some mechanical stuff, and some wood/project storage. It is built into a carport structure, has concrete slab, and is not heated full time (electric radiant overhead heater for comfort).
We have a variety of high quality tools, donated/loaned by residents.Shop was built using part of common costs, but is maintained by user fees paid by members of "shop committee". We have talked about having a collection of "loanable" tools of lesser quality, but have not done much about it to my knowledge. I think our insurance limits usage to residents, and we only give keys to shop members who have been trained on the big (dangerous) tools. One nice thing we do is to offer an annual Bike Rodeo each spring, where folks can learn to maintain their bikes, kids participate in bike events, etc.
