Thanks for your ideas >> We used to charge $10 a night until we learned that any income the association derives from pretty much anything is subject to a lot of taxes. There were also some kind of hotel room laws/fees or something involved once money changed hands. This included charging for any public event and income derived from a group yard sale. Any income (other than condo fees) that goes into our coffers has to be reported and is taxable. So the community doesn't charge anything for public events and for the guest rooms. As far as length of stay, I'm not sure how long is too long. We have two guest rooms and if two different parties want rooms, each can get one room. We've never had people stay for extended periods of time, so kicking someone out hasn't come up yet. I would guess that a week is a good limit. The rooms are used fairly regularly but are mostly used on weekends. Limiting signups to a week would keep rooms open for the next weekend. I think, however, we may have a two-week rule: rooms not signed up for in the next two weeks are fair game. Thats about it!
