We are wondering if other communities have required common house users
to sign some kind of waiver or indemnity form?

Examples might be a yoga class where the instructor is not a member, the
participants would be members and would be paying the instructor a fee.
Or might be an watercolour painting class say, again the instructor
being paid would be a non member.

We don't use waivers, but we also do not rent the commonhouse or allow uses other than those hosted by a member. Events are usually restricted to those that are not publicly advertised. The hosting member is responsible for their visitors.

Occasionally we have had larger community events but not classes. I think once we had CPR classes. Recently a local home daycare group had children here when the regular sitter was ill but that was probably the only time this will happen. it was overload for other parents and kids.

In general, our commonhouse is used enough that we don't want to give it up on a regular basis or to get embroiled in legal issues. And there are other community resources around. I understand that in some smaller towns, the commonhouse may be the only meeting place in the area so it is often used by nonresidents. That is not the case with us.
