Hi all: Our common house has been in use for a year now and we are about to adopt our common house use proposal. We are wondering if other communities have required common house users to sign some kind of waiver or indemnity form? This would not be required for member use (private parties, jam making, etc.,) but for organised activities that involved a non member. Examples might be a yoga class where the instructor is not a member, the participants would be members and would be paying the instructor a fee. Or might be an watercolour painting class say, again the instructor being paid would be a non member. The waiver/indemnity would be to release our strata corp (similar to a HOA in the states) from liability issues. If you allow this kind of use in your common house do you ask the paid instructor to carry liability insurance? Thanks. Stacia.
