I'm playing tag team with Carey :-), we are both part of the Arbco plannning team. Arbco was fortunate to have the opportunity to acquire existing houses and land from a hospital that wished to expand the "other direction". These have been rentals for some time, many of the tenants are university students. In looking at which of the existing houses to preserve, Arbco took into consideration: * building condition * desire to create green housing * site placement of new housing * overall costs Early on in our planning process, we determined which homes were worth keeping. We do have a desire both economically and environmentally to keep as many existing homes as we can. We also early on decided to NOT renovate existing single family homes, letting the new owner put in their sweat equity if they so desired. We have ended up with a plan that calls for 40 units all together, 8 of which are in existing houses.
