In Madison WI, we can do a "planned zoning" as an alternative to existing zoning regulations. So, instead of being R1, R2, or R3 (residential) or C1, C2 (commercial) which have well defined terms, a development can petition for a "custom zoning". Arboretum Cohousing has gone down this path for our 40 unit with a mix of multi-unit and detached homes. We did have to work carefully with the neighborhood and the city planning staff to craft an acceptableplan. Elements we had to work thru include: density, parking, profile of
