For Californians:
   
  Sorry if this question is too elementary, but i am kind of new to the list.  
I am in NJ and want to relocate to California, between Santa Monica and  San 
Francisco, within 50 miles of the coast.
   
  How do I find out what communities are open to guests or might have rentals 
or are forming now?  Would you consider someone who was not yet living in the 
area, where the community is forming?  
   
  Or more generally, what are good towns in this area to consider or 
investigate further?
