In rereading my rather blunt response about filtering I could see how what I
wrote would easily be construed as negative.  So let me rephrase this:  that
starting a community by putting a bunch of energy into filtering out people
is probably not a good idea, since in order to make it real you will need
all kinds of people, even ones you might not have suspected. In particular,
you will find you need people who have money to invest, and these people are
very very important, because economics is one of the three major legs of
community, and finding people who have money to invest AND who are willing
to invest it in a risky, unknown community adventure, are not very common. 

Creating and sustaining a business is a huge and difficult task, creating a
community is huge and difficult task. Doing both at the same time, with one
interdependent upon the other is, in my opinion,  not a good idea. Almost
every proposal I have seen for such things in the past the 20 years has
failed.
