My notion of developer driven cohousing is where the developer buys the site, assumes all the risk, does almost all the design work, and then recruits buyers by marketing the "cohousing concept". They may have the buyers meet a few times, and set up some agreements. This would mean that a group who already existed and had some history together and then hired a developer is a different thing in my definition.
