Ecodevelopment's  LLC developer-driven model is different then described below.
 
The developer buys the site, assumes all the risk and works to start a group.  
The group grows itself parallel to the to the developer's site aquisition, 
environmental studies, and other pre-construction activities.  The group 
participates in the design team selection process (by sending a representative 
to the interviews) and pays for it's own programming, marketing, group 
education, and schmetic design costs.  
 
More details off line.  It's being done like this today in Boston.

 My notion of developer driven cohousing is where the developer buys the
site, assumes all the risk, does almost all the design work, and then
recruits buyers by marketing the "cohousing concept". They may have the
buyers meet a few times, and set up some agreements.  This would mean that
a group who already existed and had some history together and then hired a
developer is a different thing in my definition.
