At Sharingwood when you are more than $600 in arrears, or have ANY balance
due older than 90 days the board intervenes by holding a meeting with the
individual or household to counsel them on their situation. This is done
privately.  We charge interest after 90 days, and have the ability to file
liens on property.  At the counseling meeting a situation is worked out.
Accounts meeting the above criteria are called Monitor Status and they have
several restrictions placed upon them, such as not being able to order bulk
food, and no pantry use.

Hi all,
A member of my community (Sonora Cohousing, Tucson) wished me to find out
what policies, if any, other communities have regarding late payment of HOA
dues (especially large sums of late fees).
Have any of you experienced it?  What have you done about it?
