We have a very detailed set of rules that includes late fees, interest, notices to the member and information to the community, imposition of a lien at a certain point and even the possibility of foreclosure, though I can't imagine a scenario where the community would decide to do that outside of outright abandonment, perhaps. At the same time, there's a lot of flexibility meant to give incentive to communication about problems and arranging for payment plans to catch up.

Subject: [C-L]_ Arrears HOA payments

Hi all,
A member of my community (Sonora Cohousing, Tucson) wished me to
find out what policies, if any, other communities have regarding late
payment
of HOA dues (especially large sums of late fees).
Have any of you experienced it? What have you done about it?

Thanks,
Racheli.
