RoseWind Cohousing, Port Townsend WA.About 18 years in. Approximately a third of our houses have been through resale. We have not seen any difference between cohousing price and general resale value of the house. In other words, homes have sold for about the same as they would have without being in cohousing. Why? Maybe because as you suggest, the pros and cons balance out. For example, you get the value of common amenities and such, but have to pay about a thousand dollars a year in assessments. You get community, but have extra calls on your time and energy, if you participate as expected. Or maybe it's because our whole town is liberal and cool and community minded, making the cohousing less "different". Bottom line - no difference.
