I think this is a very exciting development. I don't think your legal documents need to be a separate entity from the rest of the building. If is a condo, each unit is unit. Condo fees are allocated on percentage interest. We would need to know more.

What will be the bigger issue is the use of space and how you are integrated into building rules. Being able to set your own rules for your floor will be very important. If you have large common spaces, you may have to pay more in condo fees than other floors, or if you do your own cleaning, less.

It will be very interesting to see how the rest of the building changes because you are in it.
