Hi- I think location matters a lot to families. For example, my husband and I and our 2 kids would not be living in Eastern Village Cohousing if it was not in a good school district. (Years ago, we also checked out the schools before purchasing a home in Eno Commons.) We have a number of single women, fewer single men. But we went for age diversity by making some smaller, more affordable units. We got a good core of young couples who are now having kids and further expanding our age range. In many metro areas, families with children at home make up only about a quarter to a third of households. And parents tend to look for neighborhoods with kids, or signs of kid-friendliness, before making the big home investment decision. Think about what your community has or will have that such families want.
