Here's a list of cohousing developers in the U.S.:

These developers invest their own capital in projects, which to me is
different from development consultants, who provide services to groups for a
fee and do not invest any of their own capital in the project. Group access
to capital and risk profile are two things which might help a group to
determine whether or not to partner with a developer or hire a development
consultant for their project.
