By FAR the largest response that we get is from "internet". But we
have not successfully helped people to narrow that down into
something more specific.

By "narrow down" do you mean transfer that to joiners?

A community in Florida bought an ad in the Utne Reader in about 1996.  

They got about 125 responses as I remember. They printed and mailed a  

brochure to them and got NO response. No one even came to a meeting.

Another chunk of money was spent with a real estate publicity group  

that brought lots of queries but mostly curiosity seekers. They were  

all encouraging, "What a great idea!", but none joined.
