As far as we know, NY favors coops in urban settings, but not so much in the country. We have reconsidered our decision for various reasons, but we are so far into development, that we'd have to back way up from our approved site plan, and face expensive, time-consuming planning board procedures. But what you said about the daunting NY State Attorney General disclosure protocol is too true... woe is us. But we're on it.
