Tom, I don't think scarcity of land is the cause of the minimum price of home ownership. Everyone who "owns" a house in suburbia already has the land in their front or back yard on which to erect a cottage for granny, foreclosed-upon adult children, or renters -- the land cost for this building is zero -- but zoning doesn't let them. Likewise, forming cohos can afford the lots, they just can't get planning permission to erect the density they want, or the building construction method, or the small unit size, etc. Brian
