At Cornerstone in Cambridge, the condo association owns the entire weatherproofing envelope (roofing, siding, doors, windows, gutters, downspouts, etc) and is responsible for its maintenance, and for keeping the weather out. This year we had a couple ice dam leaks damaging unit ceilings, and the association pays for repairing inside the units. In lesser years we do our own ice-chopping, but this year we hired a roofer. All such costs are divided among the 32 units. There is well-known construction technology (e.g., copper ice belts) that help forestall dams and leaks, but this year was so extraordinary that roofs all over the Boston area leaked in ways never experienced before. Let’s hope we don’t have repeats of this year’s weather.
