based on fair housing laws i don't think any group can exclude qualified people. if a buyer and seller agree, there's not much a community can do. when distant extended families, estates and trusts get involved who could care less about cohousing it's particularly challenging. here, if a person / family are close to buying, we ask that they attend a community meeting and a dinner to interact with members, have an orientation meeting with a small group of the community intelligencia to learn about the hoa structure, participation in community governance, tasks, etc. dissuasion of buyers by members is a fine line to dance. we had a person written up by a realtor who allegedly crossed that 'scaring off buyers' line. we're 'senior cohousing' community. any younger people generally get the picture when they see all the geezers at dinner and hear us talk about diseases and dementia as opposed to diseases and babies. in the final analysis, the initial group is the only group that really gets to self-select.
