(This could be more of a social retrofit than physical) 

Yes, the idea is to pour the cohousing secret sauce over any housing 
configuration with the forming community members more involved with getting to 
know one another than deciding on linoleum or tile.

My standing offer is to coach people as they form their retrofit community.

I don't think it's cost effective for design and real estate professionals to 
be involved up front, but there certainly be a need when a housing 
configuration is determined by the community - updating, retrofitting, etc.
