The fair housing act is limited. It only dis-allows housing (and
mortgage) discrimination based on

The Fair Housing Act prohibits discrimination in housing because of:
Race
Color
National Origin
Religion
Sex (including gender identity and sexual orientation)
Familial Status (except in Senior housing)
Disability

You should also check your state laws, as sometimes there are other
protected classes.
