Neil,

The only non-profit 501c3 I know in the Cohousing world is Ithaca
EcoVillage, and that's because they have an educational institution on
campus.  Cohousing efforts do not fit into the 501c3 category - they simply
do not meet the standards.  What is appropriate, however, is the 501c4
status - an "association."  I strongly urge whomever is thinking that
somehow a Cohousing project is a "charity" shift their attention.  The HOA
is an Association and exempt from taxes on income derived from interest
earned on reserves, not a 501c3.  "Affordable housing" may qualify, but
that requires a robust entity that serves that purpose.  It could be in
partnership, part of the Cohousing project - ask Boulder's Wild Sage if
they had to do this for their affordable housing division.
