People complain extensively about the cost of our HOA dues, but not about
how they are calculated, which is simply "percentage interest". This was
set when original home prices were set, and thus some homes of the same
size have a different percentage interest because they are further from the
common house, for example.

We made some mistakes on the percentage interest, for example not including
the carports in the calculation, which will require a lawyer to do the
change, not to mention some households will end up with higher payments
than now. So 15 years in we still haven't fixed it.

All that to say, don't plan on trying something and then changing it.

I believe I am remembering correctly to say that our state laws required
the HOA dues to be only based on percentage interest, which is part of the
reason we divided out the "cohousing" costs so that that (much smaller)
amount could be sliding scale.
