If you have not done so, it would probably be a good idea to get a Reserves
Study on your community completed.  This will allow your forecasted
maintenance needs to be based on actual property features and current
conditions, local building costs, etc., rather than some rule of thumb that
might not be very accurate.  For Bozeman Cohousing, we have received a rule
of thumb that about 10% of our COA dues should go to the reserves fund, but
based on a Reserves Study we commissioned, we are actually putting about
30% of dues income into our reserves.
