Hi Barbara,

The unit owner has not settled on a rental amount and terms yet, but let's
postulate an amount based on recent River Song rentals, adjusting for
square footage.  That amount is about $2,650.00/month which includes HOA
fees, RSC property tax, reserves, all utilities except your personal cell
phone, and all RSC operating expenses.  In addition to the $2,650 a month
you may  want to have your own renter's insurance.  If you check with
realtors in Eugene they will tell you something like (copied from a search):

A typical 2-bedroom, 2-bath condo around this size often rents in the
$1,900–$2,200 range, while premium, updated, or well-located units (such as
near downtown or the university) may exceed $2,500.

The potential RSC rental is well-located for downtown and the University
and is only 3.5 years old.  Hopefully, that gives you a good idea for
