Am I correct in interpreting this as you wish you had 2 guest spaces (or one
plus a space that could be used as a guest space?  I.e. the demand is there? 
You wouldn't abandon the current one, I assume.

We have a situation between yours and the "preferable" - our current guest
rooms are on the first floor, and the nearest "public" shower is in the lower
level.  There isn't really a "public" bath at present - the one in the 2nd 
floor 
bathroom is out of service, and hasn't been put high on the maintenance list. 
But there is a washroom/toilet on the same floor as the 2 guest rooms.  Not
ideal, but very useful, and we use what we have.
