Questions about cohousing experiences with rentals

Hi all,

The Jackson Place Cohousing community is in the process of developing our
rental policies. We want to have something finished in about a month,  so
that our initial rental policies will be at least as consistent as possible
with our legal condominium documents, which need to be filed a little after
that. We know we can, and probably will, change things as we learn, but we
would like to have something that is pretty good at satisfying our members'
individual needs
and the group's needs, and avoids some of the worst pitfalls, if possible,
to begin with.

I have already checked in the archives for discussions about rentals, but
would like some
information about the current state of knowledge on this topic too. I am not
on the rental team or the legal team, but I have been following our group's
discussion about this issue, and have been contributing to the
discussion about rental policies a little.

It would be potentially very helpful to me and others in the Jackson Place
community to learn more about the positive and negative experiences folks in
other cohousing communities have had to date with rentals. So, whatever
answers you
can give to my questions would be very much appreciated.

Here are my questions:

1. What kinds of rules does your community have about members renting  out
parts of their  units when they (the owner members) are also living there?
Do you ask that the
renters have an orientation session and/or participate in community
activities? If you do, after how much time?
What kinds of problems have you had with people who are renting from members
who are living in their units? How did you solve them?

2. What kinds of rules does your community have about members renting  out
their  entire units when they (the owner members) are not living there? Are
those renters asked to go through an orientation session and/or participate
in community activities? After how long? What kinds of problems have you had
with people who are renting from members when the members are not living in
their units? How have you solved them?

3. Has your community had any experience with members renting out parts or
all of their units to small businesses when the businesspeople are not part
of the community? If you have had this kind of experience, how has it worked
out?

4. What kinds of rental policies do you wish your cohousing community had
started with?

5. What kinds of rental policies do you think are valuable that your
cohousing community doesn't have yet?
