The other issue with small units is that there are fewer of them available. One Real Estate developer told me that in Florida banks won't even finance a one bedroom unit. They are stuck on two bedrooms minimum and prefer 3-4. Thus there are few small units out there, thus they sell faster. In cohousing the lack of small units also cuts out the age group of early 20s people who want to live alone, need a community, and have no money. it would be interesting to design a community around smaller units that could be joined at a later time to make large units.
