One of the things about having a large unit is that, if the group allows it, you can setup a housing coop within your community so that students, or others who are willing to be roommates, can create that culture. I know of a couple such cohousing groups that have this, and it seems to work out well, allowing those who could not be homeowners to still live in cohousing.
