Re/ Joyce's message below:

Joyce, You describe a very interesting idea. What is the $/square foot construction cost you are anticipating? (construction only-not including land costs & land servicing costs)And what is the normal or average $/ square foot house construction cost in your area. As one of the previous writers noted, costs vary considerably throughout the country (and throughout the continent -I'm from Canada), so assessing 'affordability' is only useful if one can compare it to average house construction costs in your area. The developer would know these figures I'm sure, and it would be useful to the rest of us to get an idea of the cost savings for this type of 'semi-finished' approach. Thanks in advance and good luck on your project!

In Arcata Ca. we are currently working with a developer to create a twenty-four home Cohousing community that will be affordable. Our strategy is to build two story structures with only the first floor (approximately 600 to 800 square feet) finished with a kitchen, bath, bedroom, and living room. The upstairs will be rough plumbed for a second bathroom and plans provided for a couple of floor plan options. These homes will qualify for a city grant for first time home buyers that will provide for very low down payments. We expect to begin construction in 2005.
