Membership increase after land purchase

Hi,
 
We are a cohousing project looking for a piece of land.
 
Last weekend, we were chewing the fat about what might happen to our membership 
right after the land purchase.  Some think prospective members laying low in 
the proverbial bushes might all of a sudden come out of hidding and stomp on 
our door, once the site was in the bag.  Others predict little or no 
significant increase in the newcommer rate following said land purchase.
 
What do you think?  What has been the experience of your cohousing project, 
once you bought the land?  What percentage of your future owners did you have 
prior-purchase, not long after purchase, and right after construction?  
 
Did you end up with unsold units on your hands? For how long?
