in co, like ma, homeowner associations are governed by state law. silver sage is organized as an hoa and has a 'board of directors' selected by the membership which internally is called the 'steering team.' the steering team hashes out the reports of the community teams and the vetted content that requires approval gets placed on the monthly meeting agenda for consideration, discussion and consensus-making. the steering team tries to address any problems or issues concerning a community decision prior to it being calendared for 'prime time.' most of the time community decisions are routine, sometimes the steering team miscalculates what will be hot-button issues, which happened at our most recent meeting. the only time the steering team votes is when there is a community meeting consensus deadlock which is broken by the 'nuclear option' - a majority vote. i don't believe the community has ever pushed the red button.
