Hi Sharon, As the resident accountant here, I appreciated looking over your chart of accounts. We are a smaller community so haven't the need for such an extensive chart, but good to have a "check" on what we are doing from time to time, like this. Question please: We have extensive solar panels over our Common House and after about 10 years, we have "banked" a lot of credits with PNM, our electric company (our excess use goes to the grid). Our banked credits at this point currently exceed 10 more use of usage. In other words, we will never use up all these credits. And PNM does not issue refunds unless we close our account (which, of course, we would not do). So first, you mention: "Electricity Credits. We installed solar panels which has eliminated our electricity bills and provides income instead." What is the source of this income? Is it refunds from your electric company? Income from other users? Second, if you have any ideas on how we can tap into our excess, we would appreciate it. We are, for example, trading out gas appliances for electric as they are replaced. Other thoughts? I really appreciate your insights on this. Thanks so much! We are in the city so we need this but these gates are not so solid as they seem. Rain rugs by doors, small rugs, kitchen and cleaning equipment, telephones. We were 10 years old before we had funds set aside for these things. I added it because it is money that just sits there. Our budget is now close to $300,000 a year so there is enough margin to delay some expenses so we can cover others without using reserves. That was not true for the early years when we kept $3000-10,000 in this fund and often used it. Studying budgets is a very good thing to do when you are in design phase. How much will a design feature cost every year for the foreseeable future?
