Several years ago, a neighbor challenged us thinking that somehow the value
of his home would go down because he was living next to a development that
had down-sized homes and was in that dangerous category of "intentional
communities."

We took a week and compared our project with 3 or 4 other projects of
comparable size and type (suburban, 25-30 homes).  We went back into the
record book for each one and noted the cost of the Cohousing homes when
they were built and the cost of homes within a short distance that were
somewhat comparable and built around the same time.  This was NOT EASY!
(There was nothing really comparable - mostly smaller single family homes
whereas the Cohousing homes were clustered, etc, etc.)  We then noted the
current (for the year we did this) selling price of Cohousing homes and the
selling price of "comparable" homes in the neighborhood around that same
time. (Again, NOT EASY!)

The results were convincing.  *In every case* for the communities we looked
at the value of the Cohousing homes *went up higher* than the neighboring
homes.  Not only that, we went further in our study, and showed that the
homes that were nearby the Cohousing communities went up at a higher rate
than other neighborhoods in the town!  In other words, it pays to live next
to a Cohousing community!

If you would like the paper we did, let me know.  I don't mind sharing it,
with the caveat that it is fraught with the asterisks I mention above and
also does not reflect current market conditions which are unpredictable and
crazy.
